How to Start an Epoxy Floor Coating Business

Epoxy floor coating is one of the few trades where one person with about $6,800 to $14,900 of gear can sell $4,000 garage floors, because the whole job is surface prep and most of your competition skips it. The same skill set puts you on a 10,000 sq ft warehouse worth $50,000 to $80,000. This guide covers the real startup costs, the licensing that actually applies, per square foot pricing by system, the named machines, and a 90-day plan to your first paid floors.

How do you start an epoxy floor coating business from zero?

Learn surface prep first, register an LLC, bind general liability, rent or buy a planetary grinder and dust extractor, coat one garage for photos, then sell flake systems at $6 to $10 per square foot.

This trade is not a painting trade. It is a concrete preparation trade that happens to end with resin. Improper surface preparation causes up to 80 percent of all epoxy garage floor failures, and the whole industry specs against one document: ICRI Technical Guideline 310.2R-2013, which defines the Concrete Surface Profile scale. Modern high-solids and solvent-free systems need CSP 3 to 5 or higher to bond, and for polymer systems 15 to 40 mils thick the profile should be CSP 3 or 4. If you cannot open a slab to that profile on demand, nothing else in this guide matters.

Coat one real floor before you sell anything. Your own garage, a friend's shop, a parent's basement, at material cost. On a 500 sq ft flake garage that is about $850 in resin, flake and topcoat. Run the sequence in the order the trade actually runs it: grind to profile, then fill cracks and spalls with epoxy mortar, then prime, then broadcast flake into the wet base coat, then scrape and vacuum the loose flake the next morning, then topcoat. Patching before the grind just gets ground off, and scraping the same day tears the flake out of soft resin. Photograph every stage. Homeowners buy the finished photo. Property managers and general contractors buy the grinding photo.

  • Learn prep before you learn resin. Run a grinder on scrap slabs and old driveways until you can hit CSP 3 to 4 consistently and read the profile without guessing.
  • Register an LLC, get an EIN, and open a business bank account. Resin kits, flake and diamonds go on the card before each job, and commercial customers pay net 30 to net 60, so mixed accounts get ugly fast.
  • Check your state threshold before you quote anything. California requires a C-15 or C-33 license once labor and materials pass $500. Connecticut registers any job over $200. Utah starts at $3,000. Tennessee waits until $25,000. Texas, Indiana and Colorado have no state flooring license at all.
  • Bind general liability. Flooring contractors average about $60 a month, with a low end near $39 a month or $500 a year, and epoxy specialists sit at the higher end of that scale.
  • Get the prep kit first, not the pretty kit. A planetary grinder, a dust extractor, and an edging grinder. Rent a Superabrasive Lavina 25-X at $350 a day before you spend $5,295 on a Husqvarna PG 450.
  • Buy a concrete moisture test kit and learn ASTM F1869 and ASTM F2170. Most manufacturers cap you at 3 pounds per 1,000 sq ft per 24 hours, or 75 percent internal relative humidity.
  • Coat one floor at material cost and photograph every stage from grind to topcoat. That single floor is your portfolio, your first review, and the only proof a homeowner will actually accept.
  • Build a price sheet by system, not by job: standard epoxy $6 to $12 per sq ft, flake $6 to $10, metallic $8 to $15, polyaspartic $8 to $14. Then knock the doors either side of your first floor.

How much does it cost to start an epoxy floor coating business?

A lean start runs about $6,800 to $14,900 if you rent the grinder. Buying your own machines pushes it to roughly $18,100 to $36,600. The published band is $7,000 to $25,000.

The published startup band for this trade is $7,000 to $25,000, with one source stretching it to $8,000 and up past $25,000. That band assumes a sensible split: equipment $5,000 to $12,000, opening materials $2,000 to $5,000, vehicle or trailer $3,000 to $8,000, and insurance plus licensing $1,000 to $2,500. A minimum viable equipment package on its own is about $10,000.

The single decision that moves your number is whether you rent or buy the grinder. A Superabrasive Lavina 25-X rents at $350 a day, $1,250 a week, or $4,500 a month. A Husqvarna PG 450 sells around $5,295 on the used market and $7,684.68 at dealer list. At $350 a day, the machine pays for itself in about 15 rental days, so if you expect more than 15 grinding days in your first year, buy. If you do not, rent and keep the cash in materials.

Do not skip the dust extractor to afford a nicer grinder. OSHA 29 CFR 1926.1153 sets a permissible exposure limit of 50 micrograms per cubic meter of respirable crystalline silica over an 8 hour shift, with an action level of 25 that triggers exposure monitoring and medical surveillance. Table 1 of that rule lists 18 construction tasks, and the entry that governs this trade is walk-behind floor grinders, which must run a dust collector with a filter of 99 percent efficiency or better. Handheld grinders, which is your edge work, sit on the same table with water or vacuum collection. A Pulse-Bac class system runs $2,000 to $4,000 and dust extractors generally run $2,850 to $5,000. It is equipment, not an accessory.

What licenses, certifications and insurance do you need?

There is no epoxy-specific license anywhere. The work sits under a flooring or painting contractor class, such as California's C-15 or C-33. Thresholds run from $200 in Connecticut to $25,000 in Tennessee.

Start with the honest framing. No state licenses epoxy floor coating by name. Your work falls inside a broader contractor classification, and which one depends on the state and sometimes on the job. California is the clearest example: epoxy floor coating installation is included in the C-15 Flooring and Floor Covering classification, while applying sheens and coatings is also covered by C-33 Painting and Decorating. Call your board before you apply. In California the wrong class is not a correction, it is a second $450 application.

California is worth pricing out even if you live elsewhere, because it is the strictest and the numbers are public. A license is required once labor and materials on a job exceed $500, which is almost every garage. The Application for Original Contractor's License is $450, the initial license fee is $200 for a sole owner or $350 otherwise, and you must carry a $25,000 contractor's bond. Compare that to Oregon, where a CCB license is $400 for a two year period across all license types, or Utah at about $226 with flooring under the S220 Carpentry and Flooring classification.

Certifications are optional for residential and increasingly expected on commercial, but be clear about what they are. The AMPP Concrete Coating Inspector Level 1 and Level 2, formerly the SSPC CCI program, and the AMPP Coating Inspector Program Level 1 and Level 2 are inspector credentials, not applicator credentials. They certify that you can read a coatings spec and hold a floor to it, which is exactly what the owner's representative will be doing to your work on a commercial job. Holding one changes that conversation on a bid. AMPP and NACE exam and re-take fees run $100 to $300 for members and $200 to $500 for non-members depending on the exam. The ASCC Concrete Polishing Council certifies polishing contractors, and ASCC works with the American Concrete Institute on the standards this trade specs against.

On insurance, general liability for a flooring contractor averages about $60 a month, with a low end of $39 a month or $500 a year and an average policy at $63 a month for $1,000,000 per occurrence and $2,000,000 aggregate with a $500 deductible. Contractors specializing in epoxy coatings and commercial polished concrete land at the higher end of that scale. Colorado commercial clients commonly demand $1,000,000 general liability on the certificate of insurance, so the cheap policy can cost you the bid. Once you hire, workers comp under the flooring class code runs $4.05 to $5.00 per $100 of payroll, so a $150,000 payroll is $6,075 to $7,500 a year, and the national average premium sits near $189 to $193 a month for a small flooring contractor. A complete insurance program for a flooring company at $1,000,000 to $5,000,000 in revenue runs $12,000 to $45,000 a year.

How much should you charge for epoxy floor coating?

Price by the square foot and by system. Standard garage epoxy runs $6 to $12, flake $6 to $10, metallic $8 to $15, and warehouse work $4 to $6.

Quote by system, never by a single house rate. The national average for a professionally installed garage floor is about $7 per sq ft, and installed epoxy across all types spans $4 to $10, with competing sources reporting $2 to $12 and $3 to $12. Homewyse put the basic cost to epoxy coat a garage floor at $7.78 to $12.71 per sq ft in May 2026. That spread is not confusion, it is system choice. A thin roll-on garage and a metallic showroom floor are different products sold to different buyers.

Worked example, a 500 sq ft two car garage in a decorative flake system at $8 per sq ft, so $4,000 on the contract. Materials: one 100 percent solids 3 gallon kit at $200 for the base, 40 pounds of premium colored flake at $7.99 per pound for $320, three gallons of polyaspartic topcoat at about $85 each for $255, and $75 in diamonds, mixers and tape. That is $850 in material. Labor: a two person crew across two 8 hour days at a $110 per hour loaded rate, wages plus taxes plus insurance plus workers comp, is $1,760. Total cost is $850 plus $1,760, or $2,610. Gross profit is $4,000 minus $2,610, or $1,390, which is a 34.8 percent gross margin. That is the honest number for a standard garage, and it is why nobody gets rich selling only garages.

Read that material line before you copy it. Forty pounds of flake across 500 sq ft is a light partial broadcast finished with one topcoat, and that is what $8 per sq ft buys. A full rejection broadcast, where you keep throwing flake until the base coat will not take another chip, uses several times that flake and needs a grout coat plus a finish coat over it. That floor belongs at the top of the $6 to $10 band, not the middle. Quoting a rejection broadcast at a partial broadcast price is the fastest way a new contractor loses money on a job he did well.

Now change one thing. Sell that same 500 sq ft floor as metallic epoxy at $12 per sq ft and the contract is $6,000. Material climbs to roughly $1,250 because metallic pigments and the clear build coat cost more. Labor stays $1,760 because it is the same slab and the same grind. Cost is $3,010, gross profit is $2,990, and the margin is 49.8 percent. The published contrast is a standard garage near 35 percent gross margin against a decorative metallic job near 60 percent on similar labor, and you only reach that 60 at the top of the band. At $15 per sq ft the same floor bills $7,500, and $7,500 minus $3,010 is $4,490, or 59.9 percent. Same prep, same crew days, more than triple the gross profit of the flake job.

Quote prep and mitigation as separate line items, always. Diamond grinding is billed at $0.75 to $4.00 per sq ft depending on the source and the slab, and moisture mitigation primer runs $1.50 to $4.00 per sq ft. If you bury those inside a flat square foot rate, the one slab in five that needs real mitigation eats the profit from the other four. Show the customer the line, show them the moisture reading, and let them choose.

  • Epoxy cove base: $5 to $8 per linear foot by one source, about $15 by another. Material alone is $475 for a 48 linear foot box, roughly $9.90 per linear foot, so the $5 number is below your own material cost unless you buy in bulk.
  • Warehouse line striping: $1.50 to $5.50 per linear foot, or $2 to $4 including mechanical prep and industrial coatings.
  • Diamond grinding: $0.75 to $4.00 per sq ft. Shot blasting or grinding to profile is often quoted at $1.00 to $2.00.
  • Moisture mitigation primer: $1.50 to $4.00 per sq ft. A named system like Resuprime MVB is quoted at $1.50 to $2.00.
  • Pool deck and patio: epoxy $3 to $7 per sq ft, polyurea or polyaspartic $8 to $15, with coating overall at $5 to $15.
  • ESD or static control epoxy: dissipative $4.00 to $7.00 per sq ft, conductive $7.00 to $12.00, installed range across the category $3.34 to $13.55.
  • Volume discount is expected above 20,000 sq ft, at 10 to 20 percent off the per sq ft rate. A 50,000 sq ft job budgeted at $8.00 may need to bid at $6.00 to $6.50.
  • Mark materials up 100 to 200 percent. That is the standard convention in this trade, and it is what pays for the truck, the machine and the failed bids.

How do you get your first epoxy flooring customers?

Work the street you just coated. Door hangers within two blocks, a Google Business Profile with real grind-to-topcoat photos, and calls to general contractors and property managers fill a new calendar fastest.

Garage coatings sell by proximity. A neighbor who watches a grinder run all Saturday and sees a showroom floor on Sunday is the warmest lead you will ever get, and they cost nothing to reach. Knock the closest doors the morning of the grind, tell them what the noise is and when it stops, and leave a card. The apology is the pitch, and it puts you in front of people on the day your work is loudest.

Worked example, a $300 door hanger run on the street you just finished. You need exactly one job for it to pay. One 500 sq ft flake garage at $8 per sq ft is $4,000, with $850 in material and $1,760 in loaded crew labor, so $2,610 in cost and $1,390 in gross profit. Subtract the $300 and the run cleared $1,090 on a single conversion. Two conversions is $2,780 in gross profit less $300, or $2,480. That is the math that makes flyers worth walking yourself in year one.

Worked example two, a $600 first month of local search ads. Use the sourced job model: a 400 sq ft garage priced at $8 per sq ft is $3,200 with about $2,000 in combined material and labor, which leaves $1,200 in gross profit at 37.5 percent. One job pays the $600 and puts you $600 ahead. Two jobs is $2,400 in gross profit less $600, or $1,800. At these ticket sizes a single booked garage covers a month of advertising, which is why you should never judge a campaign on impressions.

Then go commercial, because the money is there. One 10,000 sq ft warehouse high-build epoxy job at $50,000 to $80,000 is worth 12 to 20 residential garages at $4,000 each. Property managers, self-storage operators, breweries, veterinary clinics, auto shops and commercial kitchens all replace floors on a schedule. Ask for the facilities manager, not the owner, and lead with your moisture testing and your dust collection. Those two things are what a facilities manager is actually afraid of.

  • Set up a Google Business Profile the week you form the LLC and post job photos to it weekly. Grinding and prep photos convert commercial buyers better than glamour shots.
  • Build a flake mock-up board with four blends. People cannot buy a color from a phone screen, and a board closes the same-day sale.
  • Door hangers on the twenty closest homes at the end of every job, plus a yard sign that stays a week.
  • Call general contractors, property managers, self-storage operators and auto shops. Commercial epoxy at $4.00 to $8.00 per sq ft over 1,000 sq ft is where the calendar fills.
  • Offer a free moisture test. ASTM F1869 calcium chloride or ASTM F2170 in-situ relative humidity gives you a reason to be on the slab before anyone bids.
  • Sell polyaspartic on the one day cure. Epoxy needs 2 to 3 days. A homeowner who needs the garage back tomorrow will pay $8 to $14 per sq ft instead of $6.
  • Photograph hot tire pickup on a failed neighbor's floor and use it. Tires exceed 200 degrees after driving and pull cheap coatings off the slab as they cool.
  • Ask for the review on the 72 hour follow up call, the day they first park on the floor. Epoxy wants 2 to 3 days before vehicles and polyaspartic wants 1, so that call also catches a problem before it becomes a public one.

What tools, equipment and software do you need?

The core kit is a planetary grinder like the Husqvarna PG 450, a dust extractor for OSHA silica rules, an edging grinder, and a moisture test kit. Budget about $10,000 owned.

A minimum viable equipment package for this trade is about $10,000, and the published equipment line inside a full startup is $5,000 to $12,000. Buy in this order: grinder, dust extractor, edging grinder, moisture testing, then resin. A shot blaster is a commercial tool. Rent one at $150 to $300 a day, $600 to $1,205 a week, or $2,005 to $4,010 a month until commercial jobs are steady enough to justify $8,995 to $10,461.

Understand your consumable math before you buy resin. A 3 gallon 100 percent solids kit costs $166.03 to $199.99 and covers roughly 400 to 600 sq ft, so one coat is $0.28 to $0.50 per sq ft in resin, and two coats lands you at the published $0.63 to $0.95 per sq ft. One supplier states the same kit covers 600 to 800 sq ft as a primer at 6 to 8 mils but only 200 to 400 sq ft as a wear coat at 12 to 24 mils, so always calculate coverage against the mil thickness the system calls for, not the box.

  • Edges are cut with a 7 inch angle grinder and a dust shroud plumbed into the same extractor, not with the walk-behind. It lives inside the $550 to $1,500 hand tool line and it is the difference between a clean wall line and a visible halo six inches out.
  • Software stays simple here: an estimating sheet that prices by system and square foot, a calendar, and a card on file. Take a deposit that covers material before you order, about $850 on a 500 sq ft flake garage, because a custom flake blend is not going back to the supplier.
  • Keep a flake calculator open while you quote. A light partial broadcast and a full rejection broadcast are two different products at two different prices, and running out mid-broadcast leaves a seam you cannot blend after the base coat sets.

What should your first 90 days look like?

Weeks one and two are paperwork and insurance. Weeks three to six you coat a real floor for photos. Weeks seven to twelve you sell, aiming at three paid jobs.

Do not spend week one on a logo. Spend it on the state contractor board website and an insurance quote. The first real gate in this trade is legal, and the second is whether you can produce a defensible surface profile. Both come before marketing.

The 90 day target of three paid jobs is deliberately modest. Three garages at $2,500 to $4,000 is $7,500 to $12,000 in revenue, which at a 35 to 40 percent gross margin is roughly $2,600 to $4,800 in gross profit. That does not replace a salary. It proves the process works, funds the next round of material, and leaves you four finished floors to sell with, counting the practice garage.

What mistakes kill new epoxy flooring businesses?

Bad prep kills most of them. Up to 80 percent of epoxy garage floor failures trace to surface preparation. Skipping moisture testing, coating below 50 degrees, and underpricing prep finish the job.

  • Acid etching instead of mechanical prep. Improper surface preparation causes up to 80 percent of epoxy garage floor failures, and skipping the grinder or shot blaster is the number one reason coatings lift. Grind or blast to profile on every floor. For the 15 to 40 mil systems you will sell most, that is CSP 3 or 4.
  • Not testing for moisture. Most manufacturers require moisture vapor emission below 3 pounds per 1,000 sq ft per 24 hours under ASTM F1869, or relative humidity at or below 75 percent under ASTM F2170. Vapor migrating up through a slab carries alkaline salts and chlorides that attack the coating at the bond line, and osmotic blistering is not repairable, it is redoable.
  • Rushing the ASTM F2170 test. The substrate and the air above it must sit at service temperature and humidity for at least 48 hours before you test, or you test at 75 degrees plus or minus 10 and 50 percent relative humidity plus or minus 10. A test taken on the same day you walk in is a number you cannot defend.
  • Coating too cold. Epoxy is best applied above 50 degrees except for low temperature cure formulations, with an ideal band of 60 to 85 degrees. Applied cooler, it will not fully cure or reach its designed physical properties, and it fails early. Cold plus humidity also causes amine blush, a cloudy film that wrecks intercoat adhesion.
  • No dust collection. OSHA 29 CFR 1926.1153 sets a 50 microgram per cubic meter permissible exposure limit as an 8 hour average with a 25 microgram action level. Table 1 pairs walk-behind floor grinders with a dust collector running a filter of 99 percent efficiency or better, and handheld grinders with water delivery or vacuum collection. Grinding a garage on a shop vac is a citation and a lung problem.
