How to Start a Masonry Business

Masonry is one of the few trades where the work you did ten years ago is still standing on a street where a customer can point at it. One mason with a mixer, a truck and one tender can bill a standard brick wall at $15 to $30 per square foot and open for roughly $4,700 to $10,500. This guide covers the real startup costs, the state license thresholds that swing from $1,000 to $50,000, what to charge for every common job, and the cold weather code that decides how long your season runs.

How do you start a masonry business from zero?

Get real reps on a crew, register an LLC, bind liability insurance, check your state dollar threshold, buy a mixer and hand tools, build one wall for photos, then quote by the square foot.

Masonry is a hands trade before it is a business. Nobody hires a mason off a website. They hire the person whose joints are struck the same depth from one end of the wall to the other, and they usually hire that person because a neighbor pointed at a wall. So the first thing you build is not a brand. It is a portfolio of work standing outside, in daylight, that a stranger can walk up to and touch.

The second thing you learn is what you are actually being measured against. TMS 602, the Specification for Masonry Structures, is the document the International Building Code points at, and it governs mortar, protection and cold weather work on anything that gets a permit. NCCER runs the masonry curriculum most apprentices go through, covering tools, specifications, repair and restoration, and residential and commercial work, and it complies with US Department of Labor apprenticeship standards. If you did not come up through a union or an apprenticeship, that curriculum is the fastest honest way to close the gaps.

Pick your first lane deliberately. Repair work, meaning tuckpointing, chimney work and small rebuilds, needs almost no equipment, sells year round in old housing stock, and pays $50 to $100 per hour. New wall and hardscape work needs a mixer, a tender and more cash up front but produces the $6,000 and $10,000 tickets. Most solo masons start on repair and add walls once they have a tender they trust.

  • Get real reps first. Ride along or work as a mason tender on someone else's crew until you can strike a joint, run a line and read a bond pattern without thinking about it.
  • Register an LLC, get an EIN, and open a business bank account so material buys and deposits never touch personal money.
  • Check your state before you quote anything. The dollar threshold that triggers a license runs from $1,000 in California to $50,000 in Mississippi, and New Jersey does not license masonry as a trade at all.
  • Bind general liability before you touch anyone's building. Masonry contractors typically pay about $45 to $80 per month, or $550 to $960 a year.
  • Buy the core kit: a mortar mixer sized to your batch, trowels, a 4 foot and a 2 foot level, jointers, line blocks and mason line, wheelbarrows and mortar boards. Lean tooling runs about $2,200 to $4,600.
  • Build one wall or repoint one chimney at material cost, for yourself or family. Photograph the tear out, the raked joints, the mix, the struck joints and the finished face in daylight.
  • Write a price sheet that separates veneer from structural, and separates work under 8 feet from work that needs scaffold. Those two splits are where new masons lose money.
  • Launch locally: a Google Business Profile with the joint photos, door hangers in the oldest brick neighborhood you can find, and a call to every chimney sweep, roofer and landscaper in town.

How much does it cost to start a masonry business?

A lean solo start runs about $4,700 to $10,500 if you already own a truck. A crewed outfit with a new mixer and payroll runway runs about $20,000 to $40,000.

The mixer is the one purchase that decides how you work, and it is the one you cannot price online. Multiquip Essick builds the mixers most of the trade actually runs, in 6, 9 and 12 cubic foot sizes. The EM-90S-E is a 9 cubic foot electric unit with a 3 HP 230V motor, sized for 2 to 3 bag batches. The EM12M is a 12 cubic foot machine on a Honda GX390 gas engine for large batches. Suppliers list both as call for pricing, so treat $3,000 to $6,000 as a planning range for a new 9 to 12 cubic foot mixer, not as a quote. On a lean start you rent by the day or buy used and put the difference into materials.

Price your opening material stock as arithmetic, not a guess. Brick runs $350 to $900 per 1,000, or $2 to $6 per square foot. Type S masonry cement is $8 to $12 per 80 pound bag and sand is $28 to $45 per ton. One thousand brick, twenty bags of mortar and two tons of sand comes to $566 on the cheap end and $1,230 on the expensive end. That is one modest wall of stock, and you buy it before anyone pays you.

Skip scaffold ownership at the start. Rent it per job. Repointing above 8 feet bills at $8 to $30 per square foot precisely because scaffold is required, so the customer is already paying for it. Owning frames only makes sense once you are running two above-grade jobs a month.

What licenses, certifications and insurance does a mason need?

It depends entirely on your state. Thresholds run from $1,000 in California to $50,000 in Mississippi, and New Jersey licenses no masonry trade at all. General liability costs $550 to $960 yearly.

There is no national masonry license and no national rule. The story is the threshold, meaning the size of job that flips you from unlicensed to licensed. California is the strictest: a C-29 Masonry license is required on any job of $1,000 or more, or any job that needs a permit, which in practice is nearly everything. West Virginia triggers at $2,500 in contract value. South Carolina triggers at $5,000 for commercial masonry. Mississippi does not trigger until $50,000. New Jersey does not license masonry as a trade at all, but residential work requires Home Improvement Contractor registration with the Division of Consumer Affairs, which is not exam based and does require a minimum of $500,000 in general liability coverage.

Where an exam applies, it is usually two exams, not one. PSI administers a Business Management and Law exam plus a Masonry trade exam in several states, and South Carolina requires 70 percent to pass. Fees are modest next to the paperwork. California charges $100 in application processing plus $60 per exam section. Virginia charges $85 per PSI section, $170 for both. Massachusetts charges $100 for the PSI exam. Renewals are the recurring line: $90 in West Virginia, $130 in South Carolina, $150 in Massachusetts, $200 in Mississippi and $385 in Virginia. Mississippi accepts the NASCLA Accredited Examination, which is worth knowing if you plan to work across state lines, because several states accept the same NASCLA result.

On certification, the one customers can actually look up is the Mason Contractors Association of America National Mason Contractor Certification. It exists so a homeowner or a GC can identify contractors who committed to a quality standard, and it is a real differentiator on a bid list where everyone else is a phone number. NCCER masonry credentials do the same job for your employees.

Insurance quotes vary more than they should, so shop it. Reported averages for masonry general liability sit at roughly $42 per month at the low end, about $61 per month or $728 per year as a national average, and $70 to $80 per month at the high end. A $1,000,000 per occurrence and $2,000,000 aggregate policy is quoted at $47 to $69 per month. The honest range to budget is $45 to $80 per month, or $550 to $960 per year. A business owners policy that bundles general liability with property and other coverage runs about $105 per month, or $1,256 per year, for construction businesses. Once you put a tender on payroll you also need workers compensation, and that rate is set by your state fund and your payroll, so get a real quote rather than a rule of thumb.

How much should you charge for masonry work?

Price by the square foot for walls and patios, and by the job for chimneys. Standard brick walls run $15 to $30 per square foot. Chimney tuckpointing averages about $1,200.

Never quote a single square foot number across the whole trade. Veneer, structural brick and engineered retaining wall are three different products at three different prices, and mixing them up is how new masons hand a customer a bargain they never asked for. Brick veneer, which carries no load, runs $4 to $10 per square foot. A standard residential brick wall runs $15 to $30 per square foot installed, with the national average near $25 and a full range of $10 to $45. Some estimating services put a basic masonry wall install at $34.37 to $47.11 per square foot, which tells you the top of the market is real and you should not assume you must be cheap.

Worked example. Dana quotes a 300 square foot brick wall on a house addition at $22 per square foot, the middle of the standard band, so the contract is $6,600. Materials: brick at $4 per square foot is $1,200, twenty five bags of Type S masonry cement at $10 each is $250, and three tons of sand at $35 is $105, for $1,555 total. She runs one tender for six 8 hour days, 48 hours at $24 per hour, which is $1,152 in wages, and with a 30 percent burden for taxes and insurance that costs her $1,498. Subtract both from $6,600 and $3,547 is left for her own 48 hours plus overhead and profit. That is $73.90 an hour of her own time, which sits at the bottom of the $70 to $110 per hour that masonry labor bills at. Price the same wall at $18 per square foot and the contract drops to $5,400, leaving $2,347, or about $49 an hour before truck, insurance and the unpaid evening she spent estimating it.

That example assumes the footing is already there. If the wall is freestanding or carrying load, the bid has to include excavation to below the local frost line, forms and concrete before a single brick is laid. Masons who forget the footing on a garden wall quote lose the whole profit on the wall, and a wall poured on shallow footing heaves and cracks the first hard winter.

Height changes everything. Repointing under 8 feet is a ladder job. Above 8 feet you need scaffold to work off safely, and that is exactly why the published band for repointing is so wide at $8 to $30 per square foot. Walk the elevation with a tape before you put a number on paper. A chimney stack you can reach from a ladder and a two story stack are not the same job: the average chimney tuckpoint is about $1,200 with most homeowners spending $500 to $2,500, while a two story or complex stack is $5,000 to $7,000.

Chimney rebuilds have the same trap. Rebricking above the roofline is $1,000 to $3,500, and a partial job on the top few feet of a small chimney is $600 to $1,000. But if the damage runs below the roofline, you are into a full replacement at $4,000 to $15,000, with flashing, framing and interior finish work you did not bid. Get on the roof before you quote a chimney. Always.

How do you get your first masonry customers?

Work the old brick neighborhoods where the mortar is failing. Door hangers, a Google Business Profile with sharp joint photos, and referrals from chimney sweeps, roofers and landscapers fill a new calendar fastest.

Your leads are geographic and they are visible from the street. Drive the oldest brick neighborhoods in your area and look for washed out joints, stepped cracking over openings, spalled faces and leaning stacks. That is a work list, not a guess. A pre-1940 street where one house needs repointing usually has six that do, because they were all built at the same time with the same mortar and they are all weathering at the same rate.

Worked example on the first ad money. You spend $300 on a run of 2,000 door hangers in one pre-1940 brick neighborhood. Cold drops convert well under one percent, so plan on three to six calls and one booked job, not ten. One chimney tuckpointing at the $1,200 average costs you roughly $120 in Type N mortar, sand and cut off wheels, plus two days on a ladder. That leaves $1,080 above materials against a $300 spend, so you are $780 ahead before you count your own labor. Then the truck sits in that driveway for two days in full view of the street, which is the part that actually pays: the same block reliably produces a second call, and a second $1,200 job puts you $1,860 ahead on the same $300.

Build the referral side at the same time, because that is where a repeatable calendar comes from. Chimney sweeps find crowns and crumbling joints every week and do not repoint them. Roofers find failed flashing at the stack. Landscapers get asked about retaining walls constantly and would rather sub the wall than build it. Home inspectors and realtors see spalling on every pre-war listing. Bring each of them a one page price sheet and three photos of struck joints, and pay a finder fee on anything that closes.

Get the Google Business Profile up in week one and put real work on it. Photograph the raked joints before the repoint, not just the finished wall. Masonry customers cannot judge a finished joint, but they can absolutely see the difference between a wall with the old mortar ground cleanly out and a wall that got smeared over. Ask for the review while you are still loading the truck on the last day, standing in the driveway with the customer.

What tools and equipment does a masonry business need?

A mortar mixer sized to your batches, trowels, levels and jointers, a core drilling set, and rented scaffold for anything above eight feet. Lean tooling runs about $2,200 to $4,600.

Buy the mixer for the batch you actually mix, not for the biggest job you imagine. A 9 cubic foot electric machine like the Essick EM-90S-E handles 2 to 3 bag batches, but check the power before you buy it: the 3 HP motor is 230V, so you need a dryer style outlet the homeowner will let you use or a generator big enough to start it. A 12 cubic foot gas machine like the Essick EM12M on a Honda GX390 goes anywhere and is sized for production wall work with a tender feeding two masons all day. Buying the 12 first is the classic new-owner mistake: you tie up cash and then mix half batches that stiffen before you use them.

The brands the trade actually buys are Multiquip, IMER, Belle Group, MK Diamond, Wacker, Oztec and Crown. Stick to them. Parts and service exist for those names in every masonry supply house, and a mixer down on a Tuesday morning with a wall half laid is not a hobby problem.

If you are selling repair work you cannot skip the cutting kit. Joints get ground out to roughly two and a half times the joint width before new mortar goes in, and that means an angle grinder with a tuckpointing wheel, a dust shroud on a vacuum for the silica rule, plus a brick hammer, a plugging chisel and a hand set for the corners a wheel cannot reach. A trowel and a mixer alone will not let you repoint anything.

Coring is the small purchase that opens up paid work most solo masons turn down. A complete core drilling set is about $390 and individual bits run $23 to $40 each. With it you take dryer vents, radon pipes, hose bibs, conduit penetrations and fireplace vent work through existing brick and block, all of which are half day jobs at full rate that fill the gaps between wall work.

The estimating sheet is the only software that earns its keep in year one. Price per square foot for walls and patios, per unit for block, per hour for repair, then carry three separate lines the sheet must never lose: scaffold, footing and excavation, and cold weather protection. Those three are what new masons leave off a bid. Add invoicing that takes a card and a deposit, a shared photo folder and a calendar, and stop there.

What should the first 90 days of a masonry business look like?

Weeks one and two are licensing, insurance, tools and one finished wall for photos. Weeks three to six land three paid repairs. Weeks seven to twelve build referral flow and raise rates.

Time the start if you can. In any state that sees a real winter, a March or April launch drops your first jobs into the front of the laying season and gives you eight months of workable weather to build a photo library and a referral list. A November launch means your first 90 days are spent on cold weather protection and paperwork instead of production.

What mistakes kill new masonry businesses?

The big ones are trade specific: hard Portland mortar on soft pre-war brick, forgetting scaffold in a bid, laying below 40 degrees without cold weather provisions, and billing your hours at wage rates.

  • Repointing soft pre-war brick with a hard Portland based mortar. Standard Type N or Type S is far too hard for pre-war masonry, and this is the mistake that ends reputations. The brick can no longer expand and contract seasonally, the tight grip cracks the faces off, and they turn to powder. That is spalling.
  • Ignoring the second mechanism, which is moisture. Dense low permeability Portland mortar forces moisture out through the brick face instead of through the joint. As it evaporates it leaves soluble salts that crystallize inside the brick skin and blow the surface off. The joint was supposed to be the sacrificial part.
  • Not understanding what that costs the customer. A joint that erodes slowly over decades gets repointed at modest cost. A brick face that erodes fast needs full unit replacement, which is far more expensive and invasive. Fixing your mistake means grinding out the wrong mortar and repointing again in a softer lime based mix, and you pay for that.
  • Bidding above 8 feet as if it were ladder work. Scaffold is why repointing runs $8 to $30 per square foot instead of a flat number, and it is a line item, not a rounding error.
  • Leaving the footing out of a wall bid. A freestanding or load bearing wall needs a footing below the local frost line, which means excavation, forms and concrete before a brick is laid. Miss it and you either eat the cost or build a wall that heaves and cracks its first winter.
  • Working the wall without a limited access zone. OSHA requires one alongside any masonry wall under construction until it is permanently braced, and an unbraced fresh wall in wind is the way masons get killed on residential jobs.
  • Quoting a chimney from the ground. Above the roofline is $1,000 to $3,500. Above and below is $4,000 to $15,000. You cannot tell which one you are looking at from the driveway.
  • Pricing veneer and structural the same. Veneer is $4 to $10 per square foot and structural brick is $15 to $30. Quote a structural wall at veneer money once and you have donated a month.
  • Laying in cold weather without the code provisions. TMS 602 and IBC cold weather requirements kick in below 40 degrees F ambient, mortar has to stay between 40 and 120 degrees F, and you do not lay units below 20 degrees F or on any surface with frozen moisture, visible ice or snow.
  • Skipping protection. Newly placed masonry has to be protected for 24 to 48 hours depending on temperature and grout type, covered with a weather restrictive membrane for the first 24 hours. Skip it and you are back on your own dime.
  • Billing your own hours at wage rates. A brick mason earns roughly $27 to $28 an hour on a payroll. Masonry labor bills at $70 to $110. If you quote your time near the wage you are running a job, not a business.
  • Forgetting labor burden. Contractors mark labor up 25 to 50 percent over the bare wage to cover taxes, insurance, benefits, supervision and profit. Bill a tender at the $24 you pay him and you have funded none of that.
  • Bidding production speed on a complex wall. A skilled mason lays 150 to 250 concrete block a day on a straight production wall, but only 100 to 150 a day on a wall with openings, bond beams and reinforcement. Bid 200 a day against a real 125 and every hundred block costs you about a third of a day you did not sell.
  • Taking no deposit. You buy $566 to $1,230 of brick, mortar and sand before anyone pays you. Take money up front and hold working capital, not one or the other.

Is a masonry business worth it? What can you actually make?

A solo mason with one tender can gross roughly $90,000 to $120,000 in year one and keep about 26 percent before taxes. A four person crew reaches $250,000 to $400,000.

Run year one honestly. Say you complete eighteen jobs at the $6,600 wall size, which is one every two weeks plus a few spare weeks across a nine month season, and that is $118,800 gross. Materials at $1,555 a job is $27,990. One tender at $24 an hour for 48 hours a job, plus 30 percent burden, is $1,498 a job, or $26,964. Overhead is real but small at this size: $960 in general liability, $385 in license renewal, about $6,000 in truck and fuel, $1,500 in marketing and $600 in phone and software, so $9,445. Total cost is $64,399 and $54,401 is left. If you pay yourself the $27 an hour a brick mason earns for your 864 field hours, that is $23,328, and the business keeps $31,073. That is a 26 percent margin before taxes, and the only reason it is that high is that you are the labor.

The mix matters as much as the volume. Repair work at $50 to $100 per hour has almost no material cost and no tender, so a week of chimney and tuckpointing work can out-earn a week of wall work on the same revenue. Most one-truck masons who do well run repair through the shoulder seasons and stack the wall and hardscape work into the middle of the year.

The ceiling is throughput, not price. Two masons and two tenders turn roughly twice the square footage, which puts a small crew in the $250,000 to $400,000 range. But the margin compresses hard when the labor is not you. Healthy general contractors target 8 to 10 percent net and many operate below that, so a $300,000 crew business nets something like $24,000 to $30,000 plus whatever you pay yourself. Field craft wages are climbing about 4 percent a year and material costs have risen 5 to 7 percent, so the crew that does not reprice annually goes backwards while looking busy.

The honest downside: this trade is physical, it is weather bound in half the country, and a single bad repoint on a historic building can cost you more than a year of profit. It is a good business for someone who can lay brick well and quote carefully. It is a bad business for someone who wants to sell first and learn later.

When is the busy season for masonry?

Roughly March through November in cold states. Code cold weather provisions start below 40 degrees F, and nothing gets laid below 20 degrees F, so northern masons compress a year into nine months.

Masonry seasonality is written into code, not into customer preference. Mortar and grout only hydrate and gain strength above 40 degrees F and only with enough water present, so TMS 602 and the IBC cold weather provisions kick in below 40 degrees F ambient, with a minimum mortar temperature of 40 degrees F. Below that you heat the sand or the mixing water to hold mortar between 40 and 120 degrees F, you build enclosures, and you protect the new work. Below 20 degrees F, or on any unit with frozen moisture, visible ice or snow, you do not lay at all.

Read that as a pricing fact rather than a stop sign. Cold weather masonry is not impossible, it is more expensive: heated materials, enclosures, fuel and protection labor all go on the ticket, plus 24 to 48 hours of protection with a weather restrictive membrane over the first 24. A mason who knows the cold weather provisions and prices them properly can take December work that competitors turn down. A mason who does not just builds walls that fail in spring.

Plan cash around the compressed season. In a northern market you earn a full year of revenue between roughly March and November, which means the money you make in July has to carry January. Bank a fixed share of every peak month rather than deciding in November what you can spare, and use the cold weeks for interior fireplace work, estimating, license renewals and mixer service.

Should you work direct for homeowners or sub for general contractors?

Do both, but price them differently. Direct homeowner work pays more per hour and takes more selling. Contractor work fills gaps, pays slower, and a supervising GC adds 13 to 22 percent.

The two channels are different businesses wearing the same boots. Direct homeowner work means you sell, you quote, you collect the deposit and you keep the full $15 to $30 per square foot on a brick wall or the full $50 to $100 an hour on repair. It also means you spend unpaid evenings on estimates and you chase the occasional final payment.

Subcontracting to general contractors and builders is the opposite trade. You get called, you show up, you lay, you invoice. Nobody has to be sold. But when a GC supervises the work, that supervision adds 13 to 22 percent on top of the masonry cost, and that money comes out of the number the homeowner pays, not out of thin air. So the GC needs your price to be lower than what you would quote direct, and your net per hour on subcontract work is genuinely thinner.

The right answer for a new mason is to run subcontract work as the base load and direct work as the margin. Contractor calls keep the truck moving while your review count is still low, and they teach you to lay fast to somebody else's schedule. Direct repair work, especially chimneys and tuckpointing in old neighborhoods, is where you actually make money because there is no middle layer and the customer is comparing you to nobody.

Whichever mix you run, reprice every year. Field craft professionals average about $36.54 an hour, an 18 percent premium over typical private sector wages, labor costs are up about 4 percent year over year, and material costs have risen 5 to 7 percent. A price sheet you wrote last spring is already losing you money this spring.
